Our Management Services
Our rental process is simple:
1. Tour the home
2. Submit an application and an application fee of $25 per adult
3. Submit an earnest deposit of $500 to $1000 to take the house off the market while we process your application
4. Once we process your application, you are advised of your security deposit, which is typically either one month of one and a half month’s rent
5. To move in, you simply need your security deposit and the first month’s rent.
For the homes that are available for lease to purchase, a deposit of $5000 or a payment of $400 per month in addition to your monthly rent is your only requirement for securing the opportunity to purchase the property at the end of your lease term. At the end of the term, the $5000 or the $400 per month (whichever option you choose) is fully applied to the predetermined purchase price.

One month rent
How much do you charge to manage my property?
Generally speaking we charge 8% to 10%. There is no minimum monthly fee.
Who collects the rent? When do I get paid?
When you choose our property management services, the tenant makes all payments to GA/ATL Property Management, LLC. The security deposits are maintained in one escrow account, and all rents and other payments are deposited into a separate escrow account. We will deduct our management fee and any other expenses that have been authorized and we send the balance to you on the 10th of each month, or the following business day if the 10th falls on a weekend. We can mail you a check with the statement or we can deposit the money directly into your bank account.
What happens if the tenant doesn’t pay the rent?
In our lease we give the tenant a 5 day grace period to pay the rent on time. On the 6th day the tenant incurs a late fee of $100 is a one time fee for the month. We also contact the tenant to remind them of the late fee and ask when the rent will be submitted. If four additional days pass, then “Demand Letters” are mailed out. Georgia law requires that we first notify the tenant that they are in default on the lease and then the Landlord must “demand possession” of the property before a dispossessory warrant can be requested from the court. We send these demand letters out on the 6th. We will try to contact the tenant and find out why the rent hasn’t been paid.
If we still haven’t received the rent or any notification from the tenant by the 15th of the month, we start filing warrants. We will go to court, arrange to get the “writ of possession” from the court and, if necessary, meet the sheriff at the property with a “put out” crew to remove the tenant and their belongings from the property.
What happens if the tenant has a maintenance issue?
When you sign up for our property management services, the tenant contacts us to report all maintenance related issues. Upon receiving a maintenance request, we get any emergency situations under control, and then notify you the next business day with our recommendation for repair/replacement. Any pre-authorized dollar amounts will be utilized, and any quotes in excess of the pre-authorized dollar amount must be approved by you. We do handle emergencies immediately, based on our and experience, to protect your property from suffering any further damage.
